广东惠州154平方米海景房仅售25万元？记者求证

近日，在一些社交平台上，一则惠州四室两厅海景房25万元成交的消息，再次引发网友热议。

154平方米的四室两厅海景房仅售25万元，单价仅每平方米1623元，这些数字的确非常吸引眼球。记者联系多位该小区的楼盘中介经理，有中介经理告诉记者，网传信息并不是真实的。“那套房子其实是双拼，房主把两套房子打通一起卖，所以有两个房产证和成交合同，1623元是由其中一套房子的成交价折算双拼房总面积得来。”还有中介经理表示，“双拼房的单价可能会低一些，但单价也不至于低至一千多元。”

记者查询发现，以上述房源所在的碧桂园十里银滩海悦湾为例，目前在售房源业主的平均挂牌价多在每平方米4800元至6500元左右，仅在一个房产平台上的公开挂牌房源就多达155套。“惠州的海景房也分看海和看山朝向。”有当地房产中介表示，“以海悦湾为例，当时开盘价都要每平方米七八千元。”深圳一位熟悉惠州市场的资深中介人士告诉记者，“六七年前，惠州海景房售卖单价普遍过万元，但现在每平方米低于五六千元的房源比比皆是。”

其实，“超低价海景房”早已不是第一次被市场炒作。过去，开发商蜂拥扎进各个城市的海岸线，用“海景”吸引着外地购房者。但如今，因行业调整叠加产品属性问题，一些城市出现大量的低价海景二手房待售。

类似的情况还在其他海滨城市出现。在一些社交媒体上，被网友热议的“白菜价”房源地，一个是鹤岗，一个就是威海乳山，后者的标签便是“海景房”。记者在某房产平台看到，在威海乳山的一套面积63平方米的房源，售价仅10.3万元，折合每平方米1635元，该房源去年年底挂牌，即便价格已经如此之低，挂牌后还是5次下调价格，该房源页面的主打信息就是“一线海景”。

“市场冷淡导致一些海景房二手市场供应量增加，低价房源出现。”诸葛数据研究中心高级分析师朱丽平表示，这些低价房源有的是业主急需资金，或对海景房市场前景持悲观态度。旅游火热之际，一些消费者更倾向于选择短期租赁度假，而不是购买房产。

有业内人士表示，随着各地旅游市场的发展，海景房其实也有其存在的意义，但许多城市出现大量海景房待售，这与各个城市的经济发展和曾经的过量供应不无关系，而且相邻项目之间都存在同质化竞争。

易居房地产研究院研究总监严跃进此前表示，一些城市海景房的供应规模大，同时投资投机的属性比较强，导致房源去库存压力大、物业管理不到位、房屋管理和住户管理混乱等问题。这些问题也影响了城市的投资形象和海景资源。涉及此类问题的城市其实很多，包括营口、海阳、乳山、惠州、北海等。严跃进表示，部分海景房由于长期无人居住，商业缺乏基本支撑，再加之海边腐蚀性强、物业维修成本高，使得整个以海景房为主的资源型房产销售以及转卖面临压力。
